Hello again,

The market continues to stay incredibly strong despite higher interest rates. Affordability and lack of inventory continue to be the top stories. Average sales price rose once again up another $8k to $429,000. Don't let this number throw you off from last months numbers I had reported. FMLS had adjusted their metro area to include a few more rural counties. I now have it corrected to the 13 metro counties.  The number of homes for sale slightly rose but is pretty much the same as the previous month. Total number of closed sales were pretty much the same with only a few hundred less than May. Days on the market continues to be low at 9 days. See links attached. It will be interesting to see what the second half of 2023 brings.
